"Excellent location, the kids love playing in the sand dunes opposite and a short walk to St Annes pier. Superb breakfast and great service from all staff. Spacious and comfy rooms. We had plenty of parking, even when the car park was full, there was road side parking available. This is our second time visiting. A short drive in to Blackpool "

"We didn't stay at the hotel for a number of reasons. Firstly, the surrounding area was deprived with half the buildings either boarded up or in disrepair. Secondly, having a 'seaview' and being a 'boutique' hotel is debatable, but definitely not from the outward appearance of the property. It was scruffy and needed maintenance to the paintwork and front door. Thirdly, to be made to stand outside ringing a bell for 30 minutes is unacceptable and shows poor customer service. The decision was made...

"We did not stay at this hotel as when we went to check in the hotel advised that they were double booked and they had arranged an alternative hotel. When we got to the alternative hotel the rooms were not ready and it was 7.45pm before we finally got into our room. "Place is managed by one man Tom who was very nice ...Owner was off to Birmingham as we arrived and another lady disappeared when I spoke to her so not much of a welcome . Place needs work and cleaning tbh ... Basic standards are a must especially in a town with so much competition.. Hotel had two names which doesn't help.Think we were the only ones there but we were the only ones for breakfast ... Took a while to get any response from anyone as place was deserted but got there in the end ...Tom...

"Booked a late min trip, I had a late arrival after check in but staff happily checked us in, quite b&b, bed was so comfy, room lovely and clean. "
