The stay was satisfactory for a local business trip for a night which has a bedroom and separate shower and toilet facilities. There was no toilet paper and the wash basin was in the room and not near the toilet. It was very easy to access the property and knowing that a phone call could be made to the owners if i needed anything.
The staff (whom I communicated with via the messaging service of Expedia and the hotel) where very helpful and prompt at replying to me re. arrival time and accessing the key, which was easily done by using a code.
There were three fairly narrow parking spaces in the driveway of the property. Unfortunately, there was a huge van parked in the middle, and so I could only park half of my vehicle into a space.
The room was quite small, but cosy and a little stuffy. I would have preferred the bathroom to be by the main room, but it was in fact across the hallway instead and I had to use a key to enter it. It was very small with a toilet and shower. No sink. The shower water took about 4 minutes to become hot.
Sadly, at the front of the property, the next door property residents were very noisy with their social gathering (or rather, anti-social). Their TV was very loud also. Not very considerate to other residents. They were still chatting loudly at 2am. I had to use earplugs. Otherwise, it was à comfortable room. At one end of the road, (with your back to the property, turn left) there was a pub and a few fast food places, including a good grilled chicken takeaway) about 10 minutes walk away.

Good Value
Good communication before arrival about entering accommodation. Clean basic, quiet and good value.
Advertisement mentions complimentary Wi-Fi, which was not present. Or at least password was nowhere to be found.
Staff didn’t answer my email and there was nobody on site to ask. During the night there was a lot of partying going in the neighbouring buildings and the sound came through the walls load and clear.
Wonderful quiet stop off guest house with high hygiene standards and lovely white cotton sheets. I had a problem gets the shower to run hot water but the very helpful housekeeper came to my assistance quickly and the problem was swiftly resolved.
Fab affordable B&B within walking distance of the main sights. We stayed after seeing a show at the Mayflower, and were really pleased with the quality and comfort of the room. Check in was self-explanatory and straight forward.
The only downsides were that the parking was full so we ended up parking on the road and having to get up early to move our vehicle in the morning, and we could hear the other guests in their rooms, but luckily they weren't up too late. We also had to go into West Quay to find breakfast.
We stayed for one night.
Instructions for entry were second to none.

Very friendly and accommodating staff, both at the b&b and when I asked some questions by email. The breakfast is great and we were allowed to check out late. I liked the Rivendell so much that I booked it again for my next stay in Southampton
Great location near the station and centre. Friendly welcome. Well equipped room at a good price. My room was in the attic up a steep flight of stairs with a door at the top. Fine for me but wouldn't have worked for someone with limited mobility.
