"Receptionists were friendly. The host at breakfast ensured my vegan sausages (ordered at reception the day before) were freshly heated on my arrival and breakfast was lovely. He was attentive and polite. Room was very clean with a view overlooking the garden (Room 1, double, first floor). It's one street away from the main Headingley Lane bus stops straight into Leeds City Centre and buses are regular. Lots of pubs, restaurants, hustle & bustle (it's the student area of the city)....

"The staff are very attentive and helpful. We stayed in a standard room which was a good size and the bed was the same. It wasn't spotless but clean enough. The breakfast had a good choice of cereal and a hot buffet. We had dinner also, the food was very filling and tasty."

"Terrible communication before arrival led to delayed check in and was the cause of great frustration after a long drive. No understanding or apology from the property management, completely opposite response from hotels.com who did their best to resolve the issue and were very understanding. Entering the property we discovered a loudly beeping smoke alarm which we had to take down and remove the battery to stop the annoying sound. " The host was pleasant and made us welcome on arrival but the condition and the cleanliness of the property decoration, the carpets and our bathroom in general was so poor that we decided not to stay and left the property. We think the 9/10 and the 10/10 reviews of the hotel are very misleading and we should have looked more carefully before booking. We hope the management improves the property and does well in the future however we would not go back to the hotel."

"I didn't have breakfast. However, whilst the room was tidy the pillows were like concrete blocks. Also the bathroom had damp and fungus because they dont have an extractor fan. The room also are in need of decoration. I paid £89 and i wouldnt say it was worth £30. Disappointed. Whilst the lady on reception was polite and courteous i wont be staying there again. I work in Leeds a few times a year so i will put this on my 'do not use' list of properties."

"Nice clean bedsit-type flat with everything we needed for a two night stay. Not too far from the Brudenell, which was the reason for our trip. Bed was comfy, shower cubicle probably wouldn’t be big enough to contain the larger guest but was fine for us. Communication with Zack was excellent. Not sure what the previous guests were like but there were a LOT of air fresheners around the flat! Smelled fine to us but we did move most of them into the bathroom to stop the competing scents being...

"The location is incredible. Convenient to everything. The room itself is spacious and clean, with a nice little kitchen and balcony. One downside was that the whole building smelled terrible. It wasn’t the rooms themselves but something to do with the sewer system I guess. Was yucky. "
