"Very well maintained hotel with friendly staff who really care about the quality of their hotel. Our king suite with full kitchen felt like a roomy one-bedroom apartment. Breakfast buffet had many options, all served hot, and we were able to skip lunch many days due to being full from breakfast. Great location allowed us to walk to downtown and eat at local restaurants and it was a quick drive to Baycare ballpark, and local beach towns. "

Would prefer to have coffee in the room but water and coffee are always available in the lobby. Would have been nice to have more info available for close restaurants, bike rentals, things to do, etc"

"Check in was AMAZING - Linda was checking us in (and we arrived well into the evening) was so thorough and helpful. The room was good. Location was amazing for easy access to the game and a centralized location. I would say the only things that made me give less than 5 stars was that we were asked if we wanted daily housekeeping and that didn’t happen. Our trash was not emptied once during our 3 night stay and towels only came once. We did go down to the desk and ask Linda for more towels and...

"Extremely overpriced for the quality of the property. I’d say it’s worth no more than $200 per night. Definitely not the $600+ that we paid for 1 night. Linens could definitely use replacing or some bleach. Everything looked dingy. Only positive was the location. Will not be staying here again."

"We stayed here for 4 nights in March 2026. The location is absolutely fantastic - steps away from beautiful downtown Dunedin. The staff were friendly and helpful, the rooms are clean, modern and spacious. We’ve stayed in several places around Dunedin and this was definitely my favourite thus far. Keep up the great work!"

"Location was perfect! Easy walking distance to the pier & restaurants as well as beach. The pool bar served food & non alcoholic drinks on the beach which was an awesome convenience for a quick lunch. Our room was clean & all staff we encountered were friendly & polite. If you plan to grab breakfast at their coffee shop, be prepared to wait. We didnt get anything heated so our food/drink wait wasn’t long but the lines were. Overall, would stay here again while in Clearwater "

"Great property with beautiful, well-maintained swimming pool. Great staff was super-helpful. Brendan bent over backward to assist us with our inadvertent double booking. Nice room with super view of the water and nearby islands. Heartily recommended! So nice we came back for an additional four nights. Will definitely come back."

"The room mattress was dirty and extremely worn when we went to make the bed for the pullout couch. Nothing fancy at all with this hotel, very basic, older, and definitely not worth the price. The hotel is not on the water either in case you're wondering. Parking was a hassle. We just ended up getting lucky and find a free parking spot down the street from the hotel, but didn't want to pay $140 for parking for two nights for 2 cars."
