Lovely large room with a comfortable bed but not convinced this is a Boutique Hotel. The entrance and staircase is incredibly shabby and the place is wearing out. The bath tap was broken, picture above the headboard broken and we ended up living over a very loud Tuesday evening Asian party in the Indian pub below. For the price I was expecting much more.

Small rooms over a pub.
The description boutique describes it size above a pub rather than bijou. Narrow corridors, smallish rooms, limited facilities, no breakfast nor equipment to cook one. Probably all reflected in the price which is reasonable. Location is good and loved having pub on site so to speak

Nice hotel in a great location.
Nice hotel in a great location. Comfortable enough but the air conditioning didn't work. Can't complain for the price though.

I stayed the night before treatment at the Wellington, had a lovely walk through regents park which is a stones throw away.
The room was surprisingly big; the bathroom was also huge with lovely bath
Super comfy bed and nice linen.
Only downside I couldn’t get the fridge to work
Would definitely stay again

Poor communication & unusable electricals.
With these properties that have no receptionist, you rely on someone sending you the codes and relevant information in a timely manner to find and access the room you've booked.
The site said they'd send this 48 hours before the stay. I did get one saying the balance was owed, so I paid through the link provided and waited. The next day I hadn't heard anything, so I messaged to have an email back saying as soon as we receive your payment we'll send the code. This caused some panic. I replied that the balance had been paid the day before. We boarded the train to London not knowing if we'd be able to access the room we'd booked months ago. Eventually the codes were sent and locating and access were very easy. The rooms were nice, but there were some quirks. Air conditioning was provided, but unusable. A fan was provided but unusable as there were no sockets nearby. A mini-fridge was provided,
but unusable. There was a nice bath, but no overhead shower. If you stay here, I would say bring a 3m or 5m extension lead with at least two 13 amp sockets to plug things in.

The room was very clean and nicely appointed. Large compared to other places I’ve stayed for the same price.
Tea/coffee setup very nice.
I’m older so written info re: heating system would have been helpful.

There was a party in the venue beneath my room which the owners also own the venue, my bedroom floor was vibrating with the noise from the music, it was shocking. I had no sleep

This place was great for us! Perfect location in part of London with few lodgings. Self check in but excellent communications from proprietor and quick response to special request. Housekeeping staff super friendly and helpful. Quiet, comfortable, convenient. Will return!

Horrible
The hotel was suppose to send an email 48 hours before check-in, but we never received the email. I contacted hotels.com to make sure they have a correct phone number and email, thinking they would communicate with the property. We missed the first night b/c we never go the check-in information, and they insisted they texted the wrong phone number - not our fault - but we still got charged. It wasn't until they answered the phone the next day that we got the information to check in.
Entry is a small stairwell up stairs - so if you have heavy luggage - don't stay here.
The room was not that clean and there was feces on the toilet seat. There was hair on the floors and the faucet was rickety.
I would never stay here again.

Staying overnight before an operation, i was initially concerned that the access would be difficult to the property as it's unattended. In fact in was very straightforward. The hallways are tatty and really need a lick of paint but on entering the room I wasn't disappointed. The room was finished to an ultra high standard and was supremely clean . The room was comfortable tasteful and immaculate. There was tea/coffee and decent biscuits as well as water in the little fridge. The bed was comfortable and everything was really well thought out. My only gripe was that a few things didn't work - the TV suddenly went off so I contacted the super polite manager who said it was an area problem. Plus the air con didn't seem to work, not a problem as it wasn't particularly hot and there were 2 huge fans in the room. Plus the blind string needed fixing. The manager said he didn't know about the air con as room been occupied and not been able to check but I think maybe he should ! Overall, I was very happy with my stay, it was walking distance to private hospitals ( 10 minutes) restaurants and convenience stores and I'd like to return with my husband when we have a stay in London, hopefully not involving surgery.

Room was really run down. Looked like the door had been put through at least once. Bathroom tilling looked good but the shower constantly swapped between too hot and too cold. Had to call multiple times to get someone to give me details on how to check in.
