However the room was not well maintained with a cracked pane of glass in the window, grubby corners, badly marked paintwork. Having booked the room online and seen it - I was not advised that the room was in the attic, and that there were 2 flights of stairs to access it. the second one being very steep and narrow. "Perfect location! Quaint spot just outside of the city centre close to UoB. Sam and reception staff incredibly friendly. We could have chatted for hours if we didn't have an itinerary of things we needed to complete before the end of the day! Would definitely recommend a stay here."

"Beautifully maintained property, quite stunning from a distance. The room and bathroom were excellent, spacious and with every facility. The inclusive breakfast was brilliant value included within the room rate. The receptionist when we arrived Sat evening was great and knew what he was doing. They are obviously training new staff which did lead to long waits at the bar and the reception in the morning but all in all everyone was kind and helpful. "Quite disappointed. Took a little longer than expected with check in. Appreciate it was after 11, however, the bar was still operating and thus noisy. I enquired if there was an event due to the volume. Check in team asked if I had been before, I explained I had not but then had to keep asking about amenities eg when and where breakfast took place and how to find the lift to the bedrooms. "Fantastic service from the moment we arrived we were offered an upgrade which whilst it sounded great actually was in a smaller bed than the original room that we had booked. Although the room was considered to be an upgrade we decided to decline that offer, due to this.
