Good: The hotel location is it's selling point. It's a five minute walk from the beach and 5 to 15 minutes from just about anything a tourist would want to experience in central Payttaya.
Neutral: It's also worth mentioning the hotel is in the heart of Boystown which is the centralized location for gay men bars.
Bad: the cleaning staff is this hotel's weak point. They were friendly to us until we asked for our room to be cleaned. Housekeeping is not automatic. You must ask for it. Out of the 10 days of our stay, we asked for our room to be cleaned four times and received an attitude from the cleaning lady all four times. The last time, I simply asked for towels because I didn't want to deal with the attitude.
Note: We did not have a problem with the AC. However, keep in mind we were in the 300+ square foot room. Which is the smalle rooms offered. The facility offers bigger rooms (500-1,200 sq ft) so I cannot speak to the effectiveness of the AC in the larger rooms.
