"The most positive aspect of the hotel is it seems rather new, well built and is very quiet. The room was clean, temperature control was great and in room tv/entertainment also great. Staff is friendly and helpful. The negatives, which are not really deal breakers for me were the location. It’s kind of in an industrial park. The pool area is extremely small. "We stayed here for 4 nights in March 2026. The location is absolutely fantastic - steps away from beautiful downtown Dunedin. The staff were friendly and helpful, the rooms are clean, modern and spacious. We’ve stayed in several places around Dunedin and this was definitely my favourite thus far. Keep up the great work!"

"Room was clean but the carpet was not. Staff was not informative about the property amenities, so do your research before hand. All the elevators were broken or extremely slow and or broken except for one so be prepared to take the stairs. Outdoor pools were amazing, beach was beautiful, property was kept up around the pool area. Perfect for a family getaway but be prepared for some delays in the elevators and staff at check in this average at best. "

"Joe at front desk is the best! Great Hotel! We had never stayed in Homes2 Suites before so we were not sure what to expect , other than reviews that seemed a little too good. Turns out, the reviews were absolutely true! The only glitch was the pool was closed due to a pump issue. I would highly recommend this location. "
