That may be expedia’s fault in picking up on the wrong info about the property. The breakfast is only instant coffee , some fruits and super basic pastry. Which would have been just fine if it was clearer when booking "

"Great place to stay if visiting Edinburgh. House very traditional and clean. The owners were incredibly helpful and kind, always checking to make sure you’re ok. Beds super comfy, immaculate clean bedding, had a great two nights sleep. Really busy road outside but you cannot hear a thing inside once the windows are closed. So, so peaceful. Parking outside the house also was great. We will 100% be returning. A fab restaurant around the corner too. All in all 5* for sure."

We were approached by a male individual who we could not identify as either a guest or a member of management. He berated us for how we had parked, speaking in a rude and intimidating manner. "You get what you pay for. Showers were not clean, mold growing in silicone and grout. Needed a good clean or bleach! I turned the “waterfall faucet” on and the water completely missed the sink and ran directly onto the floor (because of the design and miniature sized space saving sink). Messy chaos to deal with. Room heater didn’t work or have instructions. Outside, car park and grounds were dirty and didn’t feel safe. Staff were nice."

"Parking ok I've gave this a bad review as idiots on motorbikes from 11pm till 2.15 am flying around in adjacent carpark and couldn't get any sleep. It's about time police done patrols to stop this anti social behaviour. We were flying early from airport so did not get a wink ov sleep"
