The hôtel room was nice and big the problem was you will be wakeup by the cleaning lady every morning around 7 and the vacuum start at 8. When we arrive de AC was on at 17 degrees and it was only 13 degrees out. We where freezing and only hade a little bed sheet. Second day she left the window open. We have to sleep with big sweater on. The bed are to single bed together don't fall in the crack.

I would say the location is 5*
The comfort of the bed and shower was also 5*
Communication 5*
Areas that we were little disappointed with was that although room had air conditioning which we were told we cannot turn it on as it was a centralised system. Therefore we were told to leave our windows open. This led to noise from streets and mosquitos ( only 1 or 2) which severely disturbed our sleep on both nights.
Have a few mosquito bites which is uncomfortable for the rest of our travels.
There is tea but no milk, and coffee was not refilled for the next day, we were told that the cleaner would come at 10.30am however our check out was at 9.30am.
Overall great great location. Rooms nice and modern, shower and water pressure great!
Ideal gelegen trozdem ruhig.
The room was good sized and quite comfortable. The windows, however, opened into the room and it was difficult to move around them without banging into them. All in all, we'd stay here again.
It was a nice, comfortable hotel in a quiet neighborhood. The posted check-in times seemed bad but they were great to work with and allowed us to arrive on our schedule. Very welcoming.

The hotel said they had internet, no internet. The shower was to small and got water all over the floor. The bathroom was also very small. They were suppose to leave a roll away bed in the room. The forgot. But did bring it to us late at night.
Very close to st Marcus piazza, large room, clean, free WiFi, no reception but they send us an email with instructions (how to find it and a core code to get in)very helpful.
The location was terrific. Anna sent very good walking directions two weeks before our stay. The price was very good. The shower was tiny and it was easy to knock the temp lever. There were no staff on duty after the morning. The terrazzo floor had cracks and gashes, and small bits of grit made it hard to walk in bare feet. Our room had one large bed and two small beds, which we used as horizontal space. There was an armoire. "Breakfast" was two cups of instant powdered coffee and two small cookies per person. It sounds like I'm being negative but I'm not - you stay here because of the location and the price, not the amenities.

Convenient location
Location was a few minutes away from the water taxi and St marcos Square. Businesses in the area were very friendly and prices were reasonable. Found a self wash laundry near by that was great. Room was on the street/alley side so a bit noisy. I wouild stay here again.

Very Stressful Check-In Experience.
Be careful making a reservation here. Check in can be difficult. We received email confirmation from Expedia with our registration information, stating we could check in before 4pm. However, when we arrived at the hotel at 3pm, the front door was locked, and there was no one present to meet us. There was a note posted on the door with two phone numbers to call. Since we were traveling internationally, we could not use our cell phones. We asked strangers on the street, and two different individuals agreed to call on our behalf. Unfortunately, no one answered the calls. One left a voice message, and we waited with them for some minutes before they had to go. No response. We pushed the bell to the entrance again and again, and thankfully some guests at the hotel who happened to be there resting at the time heard the bell, called down to us from the window, asked our names, and came down to let us in the hotel. If they had not assisted us, we would have been locked out all together. An envelope was inside on the front desk with our name on it that included our key. There was no hotel staff present at the hotel until the next morning. When we asked about what happened, they said they had sent us an email with a code for us to enter, however, we had not received the email. It was a very stressful experience. If you make a reservation here, I recommend contacting the hotel directly well ahead of your arrival to confirm all check-in details.
Since Venice is old, choosing a good hotel with a good price was hard. Our stay here was decent. Best price we could find. Only 5 rooms on the second floor. Didn’t feel like a hotel – felt like we were staying on the upstairs of someone’s home. The room was as pictured. The wifi was good.
We arrived at 9:00am and were able to check in. The lobby is small. A blonde lady (the owner?) was there to greet people. This was the only time we saw this lady.
We received an email with directions to the hotel; no other emails were responded to throughout our stay. Thankfully Venice is easy to navigate without front desk staff since help no one was ever there.
Day 1 – no toiletries in our room and no one was at the front desk. Day 2 - we took our towels to the beach; housekeeper did not replace our room with new towels (I guess so that we didn’t try to take them).
The room had a kettle and coffee which was nice.
I asked if I could leave my luggage after we checked out – no response to my email – I stored my luggage on the first floor behind a counter. We were able to use the code to re-enter and retrieve our luggage before our flight.
We would likely stay here again. This hotel is not for people who need frequent assistance and questions about Venice.
The place was fine. It was clean which is most important. It's more expensive than what it's worth, but then again Venice in general is very expensive.
