"I booked the cheapest single room because I was paying for myself at a conference, for 4 nights. Although the booking had stated the bathroom was not ensuite, I found that the toilet was down 2 flights of stairs, not easy for night-time needs. There was a shower and a basin in the bedroom, which was very cramped. My main problem was the lighting as I prefer to read in bed. On first night I found the supplied reading lamp too dim and the overhead light had one non-functioning bulb. I informed the...

"Great location for visiting Brighton. The room was small, but very pleasent. Unfortunately there was a greasy KFC bag left in the corner of the room upon arrival, which was not great. I would stay again."

"Clean room. Nice quirky hotel/guest house. Good location. Helpful friendly staff on arrival. No front desk but WhatsApp contact details given. Air conditioning unit very noisy and cannot use without the window open. Good for a stay in the cooler weather out of season but wouldn’t recommend for the weather we are currently having. Ear plugs were supplied by the hotel but I don’t find them comfortable to wear to sleep. I would definitely stay again just not in August."

"The property is in an excellent location with parking. We received very communication from the owner. We stayed in room 3 which featured a lovely bath a wet room along with a huge bed. The TV reception had some buffering, however, we weren't spending hours watching it as we were out enjoying Brighton. We will certainly stay again."

"Everything with the property was great, the only thing that I didn’t enjoy was the windows were painted shut and could not be opened, so we could not enjoy the breeze."

"It was close to many restaurants and the shore, but it was loud at night and the room felt stuffy, even with the windows open. The front door bangs so lower floor rooms are often disturbed. They charge to hold your bags before check-in which was surprising. We had to ask for more toilet paper and hand soap at one point. It's ok but not the best place I've stayed."

"Great host, good value for money"

"The only negative thing to say about our stay was that, like many properties in Brighton, the building itself is old and some historic features like the single-glazed sash windows can be a bit rattly and draughty when the wind is high. Apart from that, we had an excellent stay. The room itself was thoughtfully modernised, with a small but functional bathroom which was absolutely spotless. Tea, coffee and milk were topped up every day, which was a nice touch. Location is fantastic - a few...

"Room - our room was on the second floor, there is a balcony from the adjacent property that looks straight into the room and there is only a net curtain so no privacy. There was rubbish in the bathroom bin when we first entered the room which highlighted the lack of cleaning and attention to detail. The booking stated there was WiFi and a tv however neither worked. The location is close to the beach and local amenities however the surrounding properties have tenants loitering out front publicly...
