"Very good location particularly for choice of restaurants and cafes nearby. Climb up to most of the Fringe venues meant we usually stayed out until early evening before getting ready for dinner and an evening show. We saw three in Hoots in the actual hotel but they ranked amongst the less successful we saw. One even said we should go to the Pleasance if we wanted clean humour. So we did. "The bathroom smelt musty in the morning and evening. Most likely due to the smell from the shower drain pipe coming up. The shower drainage should be checked to prevent drain pipe vapors from getting into the room. The air conditioning was in effective. At least windows should be allowed to be opened for better ventilation"

"We love this hotel and have stayed many times. It has a good secure car park. The staff are lovely and we have been luck to get upgrades, the last one being room 8. Andrew is on reception is great and is so friendly. It is handy to visit our daughter who lives 20 mins walk away. The area is lovely with plenty great restaurants and shops. Edinburgh centre is a nice walk and it’s on the bus route also"

"This hotel had everything we needed for our visit. It was clean, large and had wonderful ammenities. "We’ve just had a wonderful stay with our two dogs. From the initial booking to follow up messages everything was handled well. On arriving late we were met by the restaurant manager and shown to our room which was very nice. Needs a little bit of maintenance on the old windows so that they all be open but otherwise all was good. Breakfast was excellent and served in the bar so our dogs could be with us. Similarly we had evening dinner in the garden room. The grounds are lovely with lots of walks...
