The room itself was very clean. We had a great ocean front room which was awesome to be able to have a front row seat to watch a nor’easter. The place is quite old but very well taken care of. It was good enough for one night stay. Parking was a couple of streets over but we were able to unload our bags and then park which was convenient. They had fresh coffee in the morning and if you rang the bell someone was available pretty quickly to help you.

The room was clean. They provide soap and shampoo in a dispenser but the soap was empty. I used the bathroom when I first got there and I had go to office to get hand soap. I room was cleaned by housekeeping and they thru out my coffee I left on the kitchen counter. My selfie stick remote disappeared. The entry door to the room was very flimsy. For the price, I expected a little more. The room was beautiful, the view was fantastic. A private balcony does not mean two adjoining that could easily be climbed over.

The breakfast was nothing special, . .we took one look at what was being offered and went down the street to eat breakfast. The showerhead was so full of crud/mineral deposits that only a few nozzles actually sprayed water and there was no soap in the dispenser. The beds were hard as rocks and there was a lot of black spots in the air-conditioning vent in ceiling. Not a great place to stay but you cant beat the view of the ocean if you get an ocean view suite. Location is great too, . .right in the middle of the strip.

Excellent staff and location. Hotel was clean. Room was small but you couldn't beat the view out the window even though we didn'thave an "ocean view"room. Drawbacks were the bed mattress could've used a upgrade and there is no elevator to the 3rd floor.

Pros: Great location. Overlooking the strip and the beach. Right down the street from Hampton Beach Ballroom Casino. Close to restaurants, Heated pool. Kitchenette in room. Cons: Maintenance/upkeep needs to be done on amenities in room. Our room was large and had a kitchenette. The lights keep going on and off. The bathroom needs a new toilet. Their attempt to fix the toilet was to duct tape the place where the water goes into fill. It had come out and started leaking water all over the floor when you try to flush it. My husband fixed it but the toilet was moldy and gross inside, Shower was large but needs updating. If you are paying good money to stay in a room you don't want to be sketched out by using the bathroom.

I'd recommend this hotel to who is looking to stay in Hampton Beach. It is right on the strip. Walk out the door and your in all the action. Beach is right across the road. Loved the patio overlooking the strip and ocean.

Clean rooms, super friendly staff that goes above and beyond, they offer coupons for dining and serve a continental breakfast. Includes parking, which is huge. The decks are huge with comfortable chairs. The pool is warm and clean in a quiet peaceful area. And it’s conveniently located right in the heart of everything.

Overall: Great location and enjoyed beach, but not a comfortable stay and would not recommend it. Needs fixing up. The Good * Girl at desk was very helpful and walked us to the room. * Location: Walk across the street to the beach. * Large room (ADA, room) * Parking included (a block away). The Bad * Very expensive, however we did book late. * No washer and dryer available, which for a beach place is bad. We hung dry and used hair dryer (didn't work well). Most people were hanging things off of balcony. * Breakfast, was mostly donuts (stale), muffins (OK), yogurt, and unhealthy cereal. * Wide slat blinds only, so bright early and woke us up at dawn. The Ugly * Toilet seat looked dirty, but just needed replacement. * Super rusty doorstop in bathroom, needs replacement. * Sloppy silver duct taping on white AC.
