"I loved it! The room was gorgeous, spacious and just right for my sister and I on my birthday eve. Breakfast was great and I am pleased. I didn’t realise it was above a pub but that wasn’t a problem. Free parking and 10mins drive to city centre. The AC in the room wasn’t functional but there was a back up fan that helped somewhat."

"Great location right near the beach and added bonus of on site parking. Our room was spacious and clean, and the bed was so comfortable. Bathroom had a walk in shower as well as a tub and toiletries were included. No AC but fans were provided. There was a bit of traffic noise but didn’t bother us too much. Ear plugs are in the room if needed. Recommend staying here for the great location and cosy room."

"This property functions like a guest house with a welcoming gal: cozy bedroom-like room; reminiscent of a big English home. And the windows actually open! Unlike traditional hotels where an open window is unheard of! Convenient stroll to the English Channel and beach. It was a sweet spot."

You're also right by some independent cafes and walking distance of all the major chains so you're not limited on choices. "Fantastic view of Brighton seafront & pier. Breakfast was reasonable amount. Staff were all friendly & happy. Outdoor space overlooking seafront so did get busy. Ideal location for bus stop with connection to the station & other parts of Sussex. Brighton Pavillion & Lanes about 10 min easy walk. There is a popular nightly club in the basement which could put people off but we didnt find it too noisy on the 2nd floor with window closed. Our window was above front door so heard faint...

"Customer service was a real issue at this hotel. There was no-one on Reception on my arrival, just a sign to say they were in the dining area. I went to the dining area and asked someone there if I could have help with my bags. There is no lift and there were 3 flights of stairs to my room. No-one came. Eventually, someone working in the empty bar area offered to help put my bags somewhere safe while I found somewhere to park. He was unable to advise me where the best car park was. When...

"For what you pay it’s extremely decent especially considering it is right on the seafront. The bed was extremely comfortable and the room itself was clean. The only downside is that even with the windows open there was no airflow but nothing can really be done for that. The shared bathroom was a little bit grubby but not bad."
