The property is huge and maybe we were a little unprepared for that but it was a very pleasant experience and I am glad we gave it a crack versus the big names. The host Ms. Powell took excellent care of us and was there from the moment we booked to guide and advise us. Thanks for an amazing stay are your villa.

Everything went well. The managers reached out in advance. They set up the airport transfer for us. All the amenities were in good order and the Country Store made it easy to grab breakfast items. The manager was especially helpful. Ocho Rios is a nice city. This is worth a longer stay.

Amazing stay! Lovely Villa! Great location!

10/10! Sensational experience! My family absolutely loved our stay here! The villa was beautiful and clean both inside and out! The views were mind blowing! All rooms have aircon! Firstly! Make sure you follow all the instructions!!! You must give 72 hours notice to management for check in. If you fail to so you will be in big problems. They dont have a front desk and you can't just show up! Management have to arrange to let you in!!!! Also you can whats app for quick communication. Secondly the Premesis Manager Mr Williams and his lovely wife made our stay so hassle free and comfortable. From the moment I met him he was just lovely, welcoming and so friendly!! He was always there to assist and advise us! I dont know what I would have done without him!!! Honestly having him on the phone to talk to was a game changer for me. He literally advised me on evreything I needed from cab drivers, car rentals and fair prices! Alot of my worries were removed with him around thank god!! He even gave me a lift to the local shops! The compound is huge - walking around is very difficult, you will need to drive or call cabs. Here are some local cab drivers that took care of us Bryan +18768980920 Andy +18765727263 highly recommend them both! You must let the premises manager know your cab is coming or security will not let them in. Communal Swimming pool and gym is 5-10 min walk away. Very safe and secure compound. Security at the gates are very strict!!!! The country store is expensive!

The location is phenomenal if you are looking for tranquility outside the city. If you are looking for party and night life you will need to have transportation because this villa is outside the city center. We ❤️ everything about this villa. It is worth the trade off of not being downtown.

Location was perfect. Kenny & Lorraine were great! Anything that I needed was offered. I would definitely recommend staying there. Not far from downtown and all the tourist spots. The Country Store was very convenient.

The Palms II is the absolute best place I have found to Enjoy Ocho Rios from. The is my seventh time in Ocho Rios and I got married at a beach hotel here. Upon arrival The Palms helped to arrange airport transfer, and rides throughout our stay, even arranging food delivery because we arrived too late to get food. The service was at a cost but we were happy to pay. The house was amazing. The pictures don't even really do it justice. It was clean. The kitchen was well equipped. Would definitely return next time in Ocho Rios.

I took awesome pictures from the veranda. Also, I loved the quiet and serenity just sitting our on the veranda. The entire feel is a complete change of pace and the first morning I got up I felt the weight of New York City just dissipated. It felt like I have transitioned into vacation mode. If you have ever gone on vacation but still have the office calling and got worried about going back, you know what I mean. The vibe was as if I unplugged and had no care. My entire family enjoyed a lovely afternoons at the pool. The tour, ice cream, restaurants, horseback riding and overall ambiance of the city and the villa was delightful. We even saw Jamaica's national bird, the swallow tail hummingbird. Lorraine (the manager) was a darling. This is a stop or destination worth the while.

At first I was skeptical about a villa v/s going to a full hotel. Hotels in the winter are over priced so this was the best option. My friends and I stayed here for 11 nights. Excellent!!! The moment we turned into the sub-division. The villa itself is better than the pics. We were so impressed!! We had our own transport so we didn't use taxis but Lorraine did mention that she could get us a taxi if we needed it. The villa was clean and the housekeeper was very friendly. We paid additional to have a personal maid who cooked for us daily. We did not use the gym or the pass to the private beach. The pool was just how it looks in the pics!! Amazing!! I would definitely stay again.

Home away from Home

This accommodation was a great place if you are looking for quiet. It is off the beaten path and not within walking distance to anything. It is not located in Ocho Rios like hotels.com says it is located in a community called Richmond in St. Ann’s. The private beach access is about a 10 minute drive. If you are going to reserve this place ensure you have a form of transportation. The pool was nice and had a mini bar that offered both mix drinks and beer. Hours of operation is 11am to 10pm it had covered areas to get relief from the sun if needed. The house was nice as well. It had free wifi and a washing machine to clean clothes and hang to dry outside. Has two bathroom but the water pressure is low only one person can shower at a time if you turn on the sink you lose water pressure. There are no blankets in the house only a sheet to cover up with and the owner ask that you only run the AC when you are in the unit. While staying there you will have to get your own toilet paper and garbage bags if you use all of the one provide to you. My biggest complaint is that is was in a remote location and if you don’t have a car you will have to pay a taxi and tip for a ride into Ocho Rios where the restaurants are.

Spacious house with a family atmosphere

Felt at home immediately with the warm welcome from the manager and immediate neighbours. Loved being in the garden. Quiet neighborhood made resting a night good. Loved it so much that I am thinking of buying a house on the prosperity.

Beautiful safe quiet 3 bedroom home outside of Ocho Rios. Pool area about 3 minuets walk. Country store 10 minuets walk has all you need for groceries and liquor. Rental car much needed to explore outside compound. Ocho Rios about 20 min but lots of restaurants before that.

Peaceful, secure & clean. pool and private beach!

Enjoyed our stay! No complaints at all. The unit was spotless and had everything we needed. We enjoyed having a pool, private beach and peace and quiet. Special thanks to Miss Val for just being so friendly and pleasant. We will definitely be staying here on our next trip!
