"We paid for generic theming and general access and we were happy. If you desperately want the explicit brand and the 15 minutes of early entry (maybe) then you should pay for it. We were glad we saved the money to enjoy in the park instead.

"Room is Clean and Modern.
Upstairs pool is 5000 yen charge to use th beds for 3 hours, there is no bar and you can only take up water - strict policy. I like to relax and be able to enjoy a pool experience so the water rule wasn't my idea of a good time. You can use the thermal baths for free between certain hours.
The shuttle buses are great but there is a big gap between the times going out and returning.
There isn't much to do close by other than Disney so if you want to eat anywhere else etc or even just get a coffee In the morning then facilities for that are limited. You can't just take a stroll to the shops, everything is a taxi ride away. Staying for 4 days with my son I found that quite challenging especially around eating times when we weren't at Disney.
We used Uber eats but the hotel policy is to not deliver to the room so if you are alone with children that is a challenge. They did accommodate with this however.
There are washing machines which is handy but you can't put a lot in them, the wash and dry cycle left my clothing wet and I had to wait which meant more money and paying for late check out (again the hotel did this at a cheaper cost but it meant my next check in at my next residence was delayed).
The staff were very helpful and couldn't be nicer. They did a review at the beginning which would be better at the end. Coffee machines or a coffee machine down stairs would be handy because if you don't have breakfast downstairs you can't just buy coffe"

Staff were very helpful and helped plan trips using trains and what lines to transfer at and planed it all out on paper for me to follow.
Breakfast was delicious, lots of options even for fussy kids.
Location is amazing, right near disney, right near the bus and train stations and I kid you not we could look out our window and see them all but never herd a sound.
Only slight issue was the pool, very hard to find and I was given the incorrect time to use it twice, so we never ended up using it."

The place is clean; however, the carpet in the rooms could use a little more cleaning or replacement. But overall it's clean. I believe it's because it's old.
Transportation
The shuttle to and from Yurayasu Station, DisneySea, and Disneyland was very convenient and effective.
The shuttle to Tokyo Station and Skytree was very helpful too, it doesn't take luggage or strollers which is a bummer since families with strollers or wheelchairs may not effectively benefit from this service.
Meals
I cannot comment about the meals as I didn't have breakfast at the hotel. However, breakfast is available at a fee.
There is a convenience store 4 minutes walk close by that came in handy for us to get quick cheap meals.
laundry
Every floor has a laundry area with, an ice area, and vending machines for drinks.
Overall, the staff is friendly and very helpful, willing to help , and very respectful. GREAT AWESOME customer service from every staff member I came into contact with at this facility.
Please be advised that this hotel is located in a quiet area, and you can see Tokyo Bay oceanfront from some of the rooms. Very family-friendly, and I felt very safe staying here.
The hotel is close to Disneyland and Sea and the Atre shopping mall.
