First, before the hotel itself. If you arrive at Tsukiji Station on the Hibiya Line and have luggage, a stroller, mobility issues, are pregnant, or have small kids, do not follow Google Maps to Exit 4. It is the closest exit but it is only steep, narrow stairs. Use Exit 1 or 2, possibly 3, or set your destination as Tsukiji Hongan ji Temple. Those exits have an elevator just around the corner. You will walk around the block slightly, but the route is level, smooth, and about 5 minutes.
The good. Staff and cleaning crew were consistently kind. Strong free wifi. Rooms are small, typical Tokyo size, so luggage takes planning. Bathroom has a tub. Amenities include kettle, tea, instant coffee, small fridge, toothbrush and toothpaste. Mostly quiet, but you can hear hallway activity.
The not so good. Farther from Ginza than expected, 20+ minutes walk. Not a lively neighborhood. Elevator access at Tsukiji is inconvenient. Decor and furnishings are dated and worn, with chipped fixtures and stained fabrics. Our room was not very clean on close inspection and we found hair and debris. Beds and pillows are very firm and the twin room had only one pillow per bed. No gym, pool, or kid amenities. Haneda is reasonably close but Narita takes over an hr and multiple trains.
This is a budget hotel at a budget price. I would probably stay again unless i wanted more immediate things to do. Tsukiji Hongan ji Temple is lovely.
